THE ROLE
A dynamic development accountant role handling complex real estate projects, overseeing project bank draws, vendor payments and construction budgets while partnering with stakeholders to drive financial excellence.
  • Development Accounting (100%)
THE TASKS
Development Accounting
  • Manage monthly bank draws and coordinate with external stakeholders (banks, cost consultants, project managers)
  • Oversee daily cash management and banking activities including reconciliations
  • Maintain and finalize construction budgets for assigned portfolio
  • Track and reconcile sales schedules, including deposits and purchase agreements
  • Process and verify closing documentation and funds
  • Manage Tarion registration and compliance
  • Monitor and reconcile upgrade/incentive programs
  • Prepare and maintain sales journals and related documentation
  • Coordinate with lawyers on statements of adjustments and closing matters
  • Handle HST reporting and compliance

  • Learned development project accounting processes with focus on year-end audit preparation, financial statements, and reconciliations
  • Mastered sales schedule maintenance including tracking mortgage confirms, deposits, and purchase/sale agreements
  • Began learning bank draw processes and documentation requirements
By Month 3
  • Achieved proficiency in construction budget setup, maintenance, and finalization for assigned portfolio
  • Established working relationships with cost consultants, project managers, and banks for efficient draw processes
  • Began handling Tarion registrations and statement of adjustments
By Month 6
  • Took full ownership of development accounting process including intercompany reconciliations
  • Managed complete sales cycle including upgrades, incentives, and deposit tracking
  • Mastered monthly bank reconciliations and cash management procedures
By Month 12
  • Independently prepared year-end audit files and handled auditor queries
  • Mastered bank draw preparation and coordination with all stakeholders
  • Managed complete portfolio of development projects while providing cross-coverage support

THE SKILL SET
  • 3 years of full-cycle accounting experience
  • Ideally coming from a construction or construction related industry
  • Project accounting experience an asset
  • Intermediate Excel
